Designed and built to demonstrate environmental and sustainable living, the 7.5 star AccuRate rated Display Home is located in the multiple award winning Lochiel Park 'green village' at Campbelltown.
Type: New display home.
Completed in 2008.
Approx 194 square metres of living which includes three bedrooms, two bathrooms, separate lounge, family and dine. Free standing carport for two cars with access from rear lane.
Builder: Plans were designed by GoostreySmith Designs and the home was built by Rossdale Homes.
Unique Sustainable Elements featured in this home
Water Harvesting: Rainwater collected from 80% of roof in a 1500 litre tank for use as all household hot water. Community recycled stormwater for toilet flushing, washing machine cold tap connection and irrigation. Mains water is only used for cold taps to bathroom and ensuite and kitchen sink cold tap.
External Walls: Brick veneer construction. Traditional clay brick with 90 mm timber frame sourced from local sustainable plantation source.
Internal Walls: 10 mm plasterboard to internal walls and 13 mm plasterboard to upper ceilings, R2.5 Sono batt insulation to external walls.
Roof: Sizalation foil placed under roof sheeting. Photo Voltaic cells creating power back to the grid. Solar hws collector panels. Roof spaces insulated with R4.0 Rockwool.
Floor: Ultra low emission (EO) particleboard to upper level flooring (all carpeted). Concrete slab on ground with tiles for thermal mass to lower floors. All concrete used contains 40% recycled aggregate and recycled products such as fly ash.
Window Treatments: A&L windows have been used with inline timber reveals. This reduces the size of window frame which reduces temperature transfer from inside to out and outside to inside. Aluminium double glazing (3/12/3) awning windows to lounge, cook, family, bedroom 1, bedroom 2, ensuite and bathroom with standard glazing to remainder. Northern facing glazing designed to maximise natural lighting and winter solar heat whilst also minimising heat gain during summer.
Heating & Cooling: Energy efficient reverse cycle air conditioning with high efficiency inverter technology. Separate zoning for living rooms and bedrooms. Operable external shade to family room to allow maximum heat gain through the winter and minimal heat gain through the summer. Louvre screens to front elevation to allow winter sun and block summer sun.
Water Heating: Gas-boosted Lo-line solar hot water systems. All hot water pipes well insulated, with minimum insulation of 19 mm.
Appliances: Energy efficient appliances (Minimum of 5 stars) that minimise greenhouse gas generation and excessive water use, including 4 star toilets and 3 star shower heads. All sanitaryware and tapware with WELS rating.
Other: The EcoVision visual monitoring system allows the owner to see the total electricity consumption broken down into lighting, general power and water pumping energy use. Individual EcoVision systems can be interlinked through fibre optic networks to capture detailed consumption data for whole communities. It also monitors gas and water use.
A three bin system (recycle/green/general waste) to kitchen providing an easy way of recycling all household rubbish.
Energy efficient lighting throughout. All lighting achieves a minimum of 30 lumen/watts.
Ceiling fans installed to all habitable rooms to assist with passive cross flow ventilation throughout the home.
All internal paintwork is Enviroguard (LowVOS) paint.
