The refit on this 1942 housing commission duplex has been done with consideration to the heritage value of the area, the sustainable adaptations made to the building are not visible from the streetscape which ensures the heritage features are maintained. This project is currently nearing completion.

Unique Sustainable elements featured in this home
Water Harvesting Systems
There is a 22,500 litre rainwater tank connected for use with all the household fittings, the water tank has been recessed into the ground so it is no higher than the fence line. Grey and Black water waste outlets have been separated to allow for the future installation of a grey water recycling system.
The toilet is a 4 star water toilet, using 3litres for a half flush and 4litres for a full flush. Other water saving fittings are installed throughout the house.
Special Garden features
There are plans to put a veggie garden in against the back north facing wall of the property with fruit trees to be planted along the back fence.
Internal Walls
All original walls within the residence have been retained and the rooms are all used as the original design. The walls have been fitted with R2 insulation batts and new 10mm plasterboard wall lining. The new light fittings are all energy efficient. The ceiling has R3.8 insulation bats installed. Door seals and weather strips have been installed.
Roof
Second hand concrete roof tiles have been used in the construction of the new garage and studio, and 3 new roof mounted windows which bring natural light into the house, and are remote controlled and also have moisture sensors so they are able to close before it rains.
Floor
The existing timber floors have been kept, with concertina foil batts installed. The garage and studio floor is concrete slab.
Window Treatments
New timber frames have been fitted to the residence, with viridian 6.8mm comfort plus clear glass installed to all new and existing windows and glazed doors.
Heating and Cooling
Excellent cross ventilation especially with roof windows being able to open to flush hot summer air out, and Gas fire hydronic heating that has 4 panel radiators fitted in the bedrooms, lounge and kitchen areas and a heated towel rail in the bathroom
Water Heating
Solahart roof mounted solar panels and storage tank with gas boosting.
Transport
The central location and proximity to public transport give the owners the ability to reduce their transport impact.
